Why we inspect so slowly

Because we are still going to own the roof in ten years.

How we work

Keep it, and the incentives change

A buyer intending to resell within months can defer almost anything. A buyer intending to hold for a decade cannot: the roof, the electrical panel and the air handler all become their problem, so they get examined before the offer rather than discovered after it.

In Florida that focus is specific. Roof age and wind mitigation drive whether a property is insurable at a sane price, flood zone changes the economics entirely, and additions built without a permit become the new owner's problem the moment the deed transfers.

The letting side follows from the same logic. Turnover costs more than almost any repair, so fixing things quickly and pricing renewals to keep a good tenant is not generosity — it is the cheaper option, and it happens to be the decent one.

Our principles

Three beliefs behind the method

Inspect before offering

Ten-year owners cannot defer anything.

Licensed trades, permits pulled

The paperwork stays with the property.

No brokerage, no commissions

We buy for ourselves and say so.
