Florida · Sellers, owners and long-term tenants

Bought to keep,
not to flip.

A buyer who plans to own a house for ten years inspects it differently from one planning to resell in four months. We are the first kind, which is why our offers are slower and our surveys are longer.

What we do

Four stages, with our own money

We buy for our own portfolio. We are not brokers, we represent nobody, and we charge no commissions.

How it works

How we buy

Run the numbers honestly, inspect properly, renovate through licensed trades, and hold for the long term.

A direct conversation

With the owner or seller, in Spanish or English.

Written offer with reasoning

Including what we found and what it costs us.

Full inspection period

Independent inspection, title, insurance and permits.

Renovate and hold

Licensed contractors, then let for the long term.

Working together

Who we deal with

We buy for our own account. These are not offers to the public, and nothing here is an investment of any kind.

Owners who want a straightforward sale without a listing.

  • No commission charged by us
  • Written offer with our reasoning
  • We pay for our own inspections

How we work

A Florida company buying for itself

YOA Inversiones LLC is a limited liability company registered in the State of Florida, document number L24000227990, filed in 2024, with registration details on public record with the Florida Division of Corporations.

We buy with our own money, for our own portfolio. We are not licensed real estate brokers and we represent nobody in a transaction — if you are selling to us, get your own representation, and we will say so before you ask. We are not general contractors either; licensed trades do the renovation work and permits are pulled where required.

Frequently asked

The questions we get most

Are you real estate agents?

No. We are not licensed brokers or sales associates, we do not list property, we represent nobody and we charge no commission. We buy for our own account.

Can I invest with you?

No. We use our own capital and accept no investor funds. There is no offering here, and nothing on this site is a solicitation.

Will you buy a house that needs work?

That is mostly what we buy. We would rather see the real condition than a staged one, and unpermitted work needs discussing rather than hiding.

How fast can you close?

It depends on title and inspection, and we will give you an honest timeline rather than a number designed to win the deal.

¿Hablan español?

Sí. Negotiations, documents and tenancy matters are handled in Spanish or English, whichever you prefer.

Do you flip houses?

No. We renovate and hold as long-term rentals, which is why we spend money on roofs and systems rather than only on what photographs well.

Thinking of selling?

A direct conversation and a written offer with our reasoning. No commission, no obligation.
